Buying process
A safe purchase in Spain.
Buying and selling in Spain differs from Norway, and other parties are involved. Here are the steps – and what to budget for.
- 01
Arrange financing
You can borrow from your bank in Norway, or from a Spanish bank once you are here. We work with several banks – including Nykredit, Deutsche Bank and Lloyds Bank – and are happy to have a no-obligation chat about financing.
- 02
Find the right home
Based on your wishes and criteria, you get an overview of suitable properties. We keep the dialogue going before you travel, and agree on which homes fit best. Only on site do you truly understand the areas and what you get for your money.
- 03
Reserve the property
Once your offer is accepted, a reservation contract is signed and a deposit of € 3,000–6,000 is paid into the lawyer's client account. The property is taken off the market, and the lawyer checks charges, the community of owners and other practical matters.
- 04
Sign the sales contract
Before signing you need a valid passport, an NIE number (identification number for foreigners in Spain), a Spanish bank account and any powers of attorney. We put you in touch with Norwegian lawyers who arrange this for you.
- 05
At the Notary Public
The sale is completed at the notary in Spain, with buyer, seller and agent present. You sign the deed (escritura), pay the balance and receive the keys. If you cannot attend, your lawyer can act with power of attorney.
